4. What is radon testing and why does it matter?
Radon is a naturally occurring radioactive gas that can seep into homes through the foundation. It's the second leading cause of lung cancer in the US. and Western North Carolina has elevated radon levels in many areas. This makes testing an important step in the home-buying process.
5. What is a pre-listing inspection and who is it for?
A pre-listing inspection is for home sellers who want to identify and address issues before putting their property on the market. It reduces the chance of surprises during the buyer's inspection and can help you price your home more confidently, sell faster and make the due diligence period less stressful for all parties involved.
6. How long does a home inspection take?
Most home inspections take between 2–4 hours depending on the size, age, and condition of the property. Larger or older homes may take longer. Add-on services such as radon, well or mold testing may require additional time or a follow-up visit for results.
7. Can I attend the inspection?
Absolutely! It is encouraged that you attend your inspection if you would like to. Attending the inspection for the final walk-though is the best way to allow the inspector to throughly inspect your property with minimal distractions. The process can be tedious and time consuming, so giving the inspector their space is important. We do enjoy meeting you and being able to share findings in person, as this is the best way we find to communicate.
8. When will I receive my inspection report?
Inspection reports are typically delivered the same day or within 24 hours of the inspection. Reports are written to be clear and easy to understand, highlighting issues that could affect the home's safety, value, or functionality.

Yes! We have a Mountain Cur, Blue Tick, Tree Walker Coon Hound mix. We rescued him from a local organization 5 years ago. He is full of energy and inspects our yard each day with the amount of energy and detail we bring to each inspection. His name is George, after my favorite singer of all time, George Jones. Ask me about pictures! Talking about dogs is always top of the list after the inspection!
